Project Description: GSJP are pleased to announce our appointment by AJC Group to carry out the groundworks package for a new housing project in central Bournemouth on a complex brown field site post extensive demolition works.
Construction: This includes the sub-structures up to DPC for 40 units, including a strategic engineered fill solution to several plots utilising the on-site reclaimed material under a stringent testing regime for compaction compliance. Strip foundations and RC ground beams with traditional masonry and block & beam floors are topped with a self-levelling fibre mix concrete, this has been value engineered by GSJP to avoid the need for extensive late-night finishing to floor surfaces within a sensitive residential area and ultimately providing a cost saving to our client.
The storm water drainage is self-managed on site through a permeable road construction with permavoid distribution units.
The foul drainage discharge utilises an existing system to avoid costly & disruptive off-site connections.
The site has several areas that are subject to ground remediation clearance, and these have been undertaken under the watching brief of the Ground Investigation specialist for planning compliance.
Planning: The initial works have been split into two phases to provide handover to AJC after an initial 18-week PC period carried out by GSJP, to enable super-structure works to commence whilst phase 2 of the groundworks is completed.
The sequence of works has been scrutinised closely to ensure the permeable road & sub-structures are constructed in tandem to maintain construction details are adhered to for NHBC & Structural Engineer compliance and sign off. This attention to detail within the pre-construction phase was complicit in GSJP securing the project and providing assurances for the client on a sensitive project.
Health & Safety: Here at GSJP the Health & Safety of our teams on site is the number one priority within our build process. Our management team prepares each item of the works to ensure safety of the team comes first. On this project a strict traffic management plan has been implemented via an in/out delivery route, utilising each end of the site to avoid turning of vehicles within a restricted working area. A carefully managed storage and delivery schedule is operating on site which the entire team is briefed on before any works commence.
