Project Description: GSJP were tasked with the groundworks and RC frame construction to a new block of 33 apartments. The site forms part of the old Broadstone train station and is adjoined by the Goods Yard Public House, office blocks and the local middle school.
Construction: GSJP were engaged as main contractor for the 22 week phase 1 of the construction process. This entailed the construction of a perimeter contig piled wall with capping beam, perimeter shear walls, RC foundation pads to the undercroft parking with a transfer deck supporting the traditional build above to the rear half of the site. The front works consisted of traditional foundations, sub-structure masonry, lift pit and a block and beam floor to carry the traditional 3 storey build above. This included all the associated attenuation hardstanding areas and drainage, with a connection to the off-site pumped foul sewer.
Planning & Execution: The design of the building utilised the entire site area, which produced a logistically challenging build process. Extensive pre-planning of the works, delivery scheduling and co-operation with the neighbouring properties was paramount in the delivery of the project, which was handed over on time and within budget. This is testament to the teams’ hard work on the project and has been recognised by our client and the end user.
Health & Safety: The constraints of the site meant that the safety of the workforce had to be appraised in depth for every element of the works. Our works were monitored throughout by our own in-house safety manager and each of the operations were carried out without incident.
Quality: The project was monitored by NHBC and an additional external warranty provider. A consistently high standard of work was produced throughout the project with repeatedly high marks for the inspections with zero remedial works required.
