Project:  Hawkwood Road Community Development, Boscombe Delivering Complex Civil Engineering as Principal Contractor

Project Description:  Apartments and an Open Space Area, BCP Council

Construction:GSJP is proud to be working in partnership with AJC Group to deliver a major community-led development on behalf of BCP Council — combining new homes, public infrastructure and community facilities in the heart of Boscombe.
Located on the former Hawkwood Road car park, the development will provide 68 much-needed new homes, a substantial new car park and a dedicated community centre, alongside purpose-built infrastructure for future street food vendors and market stalls.
With a civil engineering package valued at approximately £3 million, GSJP has been appointed Principal Contractor across both phases, taking responsibility for the safe, coordinated and efficient delivery of a technically demanding programme of works

Planning:  GSJP’s extensive civil engineering package includes:
Bulk earthworks and site preparation
Foul and stormwater drainage, including multiple sewer connections
Installation of large attenuation tanks and soakaways
Full car park construction, incorporating drainage, utilities, kerbing and surfacing
Construction of a reinforced concrete basement
Construction of multiple concrete-framed structures, including reinforced concrete columns and transfer slabs
Section 171 off-site highway works
Construction of public open spaces and community gardens, including pathways and dedicated planting areas
Coordination and management of specialist subcontractors throughout the works
Principal Contractor Delivery

GSJP is acting as Principal Contractor for approximately 45 weeks across both phases, providing a single point of responsibility for the management, coordination and delivery of the civil engineering works.
Our role extends beyond the construction of our own works. GSJP is responsible for coordinating multiple specialist subcontractors, including tree surgeons, hoarding contractors and the steel-frame contractor responsible for elements of the new community centre.
The scheme is being delivered using GSJP’s directly employed workforce and our own fleet of plant and equipment, giving our project team greater control over resources, programme, quality and site standards.
This direct-delivery approach, combined with experienced site management, enables us to respond quickly to changing site conditions while maintaining close coordination between trades and keeping the wider development programme moving.
Safety, Accountability & Transparency
Health and safety remains fundamental to how GSJP delivers every project.
Alongside our internal management systems and Principal Contractor responsibilities, GSJP has appointed an independent third-party health and safety inspector to undertake monthly unannounced site inspections throughout the project.
These independent inspections assess site compliance and performance, with findings reported directly to the client. This provides an additional level of scrutiny and transparency while reinforcing our commitment to maintaining high standards throughout the construction programme.
Building More Than Infrastructure
The overall development has a programme duration of approximately two years and two months, creating new homes and infrastructure while establishing spaces designed to support the wider community for years to come.
For GSJP, the Hawkwood Road development demonstrates what effective Principal Contractor delivery looks like: direct resources, strong site leadership, specialist subcontractor coordination, rigorous health and safety management and the capability to deliver complex civil engineering packages from the ground up.
Most importantly, this is a project with a lasting local purpose.

Health & Safety: Here at GSJP the Health & Safety of our teams on site is the number one priority within our build process. Our management team prepares each item of the works to ensure safety of the team comes first. All relevant certifications and permits are in place prior to work starting on, Working at Height, Deep Excavations, Manual Handling and Plant Movements.
